1. Home page: communicates that we used to do only venture capital investing into energy efficiency companies, and now we have combined our expertise in the energy efficiency sector with our know-how as investors to develop energy efficiency retrofit projects and invest directly into the projects. Explains what we do now at a high level: develop, fund,build, maintain and monitor resource efficiency infrastructure improvement projects. (For now, we only offer upgrades for outdoor lighting and for science buildings, like laboratories and vivariums). Explains the value proposition: the building owners use their resources more efficiently - save money, save operations and maintenance labor, save energy - and get performance improvements - better, upgraded equipment that functions better than what they now have, better environmental performance, better safety performance. Since we fund the project, they have no up front cost and they don't pay more than they would if they did nothing.
2. Solutions page: Here is where we really want to explain specifically what we do and the value proposition to the customer.
What we do:
Needs assessment: determine if the property qualifies for our investment and if so, understand specific and unique needs and desires of the client (including business, facilities, EHS, end-users perspectives)
Engineer a solution around the client needs and enter into a 5-10 yr service agreement with Blue Hill Partners
Construct: Blue Hill installs the upgrades (we handle project management, permitting, contruction, commissioning so your team can focus on higher priorities – no headaches). There is no out of pocket costs for the client – it’s 100% funded by Blue Hill
Maintain: The upgrades are completely warrantied, and all routine maintenance is performed by Blue Hill.
Monitor: Using state of the art software, Blue Hill provides infrastructure usage information and analysis that the client can use to make smart operational decisions.
Retain: After the service period ends, the client retains ownership of the upgrades and 100% of the savings
Over the course of the agreement, Blue Hill is paid a service fee out of the energy savings generated by the upgrade. Today, we offer solutions in two areas: outdoor lighting and science buildings (labs, clean rooms, vivariums). We replace old lights and missing lights with newer, energy-efficient lights and control systems. We replace science building ventilation systems with newer, energy-efficient systems and control systems.
The process for doing this:
Needs assessment – understand client needs
Specification & design – develop a solution that addresses those needs and quantifies performance improvements and financial savings
ESA – Blue Hill Partners and the client enter into a long term service agreement
Engineering – final engineering is completed
Construction – the upgrades are constructed and installed
Monitoring & Maintenance – the system is put into use; Blue Hill provides all maintenance on the system and provides usage data and analysis
All design, engineering, and construction are funded by Blue Hill. The client has no out of pocket costs.
The value proposition for the customer:

Use your assets more efficiently: Upgrade aging, poor-performing infrastructure eliminates deferred maintenance and makes end-users more satisfied.
